We’ve put together this guide to hopefully shed some light on some common questions that you may have when looking to have work done on your roof. As well as hopefully avoid being ripped off by unlicensed people offering cheap roof restorations on street poles.
How much does a roof restoration cost?
We get asked this the most. People want to cut to the chase and find out what it’s going to cost them to have their roof done.
The problem is there’s no straight answer.
Because every roof is different. The work involved depends on the current condition of the roof. As a result two roofs that look similar from the footpath can have very different conditions when you’re actually on the roof.
As you will be aware a big factor in finding out how much a roof restoration will cost is the time it takes to do the work.
The image here is a good example of extra work involved during the roof restoration.
These tiles are all over the place because the house was renovated many years ago with an extension added.
The batten in the roof has caused the tiles to be displaced. As a result will require extra work to be carried out for them to sit flush.
This kind of thing is hard to see from the footpath but once you’re on the roof it stands out and needs to be fixed.
This is also the difference between roof painting and roof restoration.
HOW LONG DOES IT TAKE TO COMPLETE A ROOF RESTORATION?
The time it takes to complete a restoration depends on a few things. The biggest factor is the size of the roof itself. Smaller roofs can be fully restored in a couple of days. Larger roofs may take a full week to complete.
Some roofs are easier to work with than others with minimal amounts of ridges, complex roofs with many ridges require far more time to complete due to the extra work involved.
WHAT IS THE PROCESS WITH ROOF RESTORATIONS?
STEP 1 – A FULL INSPECTION OF THE ROOF.
This is the most important step of a roof restoration. It sets the foundation for everything else to be done the right way. We will walk over the roof carefully looking for any damage that needs to be repaired or replaced.
Tiles with small fractures will be removed completely and replaced with unbroken tiles.
Do not let a company tell you that it’s okay to just fix things with some silicone. Because this is a lazy way to restore roofs.
If you’re working with a good roof restoration company they will be replacing all broken tiles regardless of how small the crack may be.
STEP 2 – HIGH PRESSURE CLEAN
The second step of a roof restoration is a high pressure clean with a specialised water gun. This removes all dirt, lichen, moss and mold as well as strips off most of the old surface of the tile.
STEP 3 – REMOVE AND REPLACE RUSTED ROOF VALLEYS
This is another one of those steps that a lot of home owners don’t think about when it comes to roof restoration. We pride ourselves on ensuring everything that has damage on the roof is replaced.
Home owners might not notice the risks involved with a rusted valley on your roof, they often corrode over time especially when they catch leaves.
This corrosion can lead to weak points that water can penetrate into the ceiling cavity which is bad news.
STEP 4 – REMOVE AND RE BED RIDGE CAPS
If your ridge caps are even slightly damaged we will remove and replace them.
As well as re bed the new caps by applying a fresh concrete bed with a bedding frame to ensure they are perfect and straight.
When this is done right it really stands out and gives your house that new roof look that everyone is looking for when they get a roof restoration done.
STEP 5 – RE-POINT ALL RIDGE CAPS
We use a product called Flexi-point to re-point ridge caps. This product is a polymer based pointing mortar that is flexible. As a result you do not have to worry about it getting damaged by natural structural movements.
STEP 6 – APPLY SEALER OR PRIMER TO YOUR ROOF
At this stage we prepare the tiles to bond with the acrylic membrane by applying sealer or primer.
If your roof has not has a roof restoration carried out before we will use a sealer to seal off the original condition to ensure they bond with the acrylic membrane.
For roofs that have had acrylic membrane applied before we will use a primer instead. Because it will create the best possible environment for the acrylic membrane to bond on the tiles that have been previously coated.
STEP 7 – APPLY TWO COATS OF ACRYLIC MEMBRANE
This is the stage that gives your roof that fresh new look. You can choose from over 30 wonderful colours. They have been specially formulated to withstand the harsh Australian climate.
STEP 8 – FINAL INSPECTION OF THE ROOF
The last stage of a complete roof restoration is the final inspection. This is done to ensure that there are no issues with the tiles. As well as to be certain that everything is sealed and looks great.
